Terms of service

The full terms are being finalised with our lawyers and are not published yet.

We would rather say that than put up something copied from a template. Until they are ready, the commitments below are the ones 4U operates under, and they are built into the product rather than written down and forgotten.

What we charge

3.5% of the annual rent, capped at ₦350,000, paid by the tenant and shown as a line on the same bill as the rent before anything is paid. There is no charge for a viewing, no listing fee and no monthly fee.

Your deposit

Where a landlord chooses it, 4U holds the caution fee and returns it at the end of the tenancy, less any damages we agree are yours. It is your money and we do not treat it as ours. Where the landlord holds it instead, the listing says so before you pay.

A claim against a deposit must be for damages, must come with evidence, and is decided by 4U rather than by the landlord.

What we do not do

We do not guarantee rent to landlords. We are not a party to your tenancy agreement and we do not underwrite anyone's income.

We are not an emergency service. The alert button reaches our response desk, and our team contacts the emergency services on your behalf. We do not send police, fire or ambulance ourselves.

Your documents

Identity documents are stored encrypted, are never shown to a landlord, are opened only by a 4U officer reviewing your account — every time recorded — and are deleted on a fixed schedule once they are no longer needed. See the privacy notice.
