What it costs, before you pay it.

Somebody from 4U stands inside every property on this site before it appears. The full cost — rent, caution fee, legal fee and what we charge — is on the listing page, not saved for the end.

A three-bedroom in Wuse 2 — worked example

Annual rent₦2,500,000
Caution fee · held by 4U₦250,000
Legal fee₦125,000
4U service fee · 3.5%₦87,500
Total payable2,962,500

No agent fee, no inspection fee, no “viewing charge”. The caution fee is your money and comes back to you at the end of the tenancy, less any damages 4U agrees are yours.

Three things that are different here

Someone went there

A 4U officer visits every property and signs the record with their own name and the date. The seal on a listing is that record — if nobody has been yet, there is no seal, and the listing says so.

Your deposit is named

Where a landlord chooses it, 4U holds the caution fee and the listing says so. Where they do not, the listing says that instead. You never find out after paying.

One number, itemised

Every figure is calculated by us and shown in full before you commit. The 3.5% we charge is a line on the same bill as everything else.

If something goes wrong while you are living there

Every 4U tenant has an alert button. Pressing it reaches our response desk, and our team contacts the emergency services on your behalf and stays with you until help arrives. We are not an emergency service ourselves — if you can, call 112 or 199 directly as well.

The button works without signing in, and it is never rate limited.
